        AN ACT to amend the real property law, in relation to eliminating unrea-
          sonable fees levied on tenants for reproductions of keys

          The  People of the State of New York, represented in Senate and Assem-
        bly, do enact as follows:

     1    Section 1. The real property law is amended by adding  a  new  section
     2  235-i to read as follows:
     3    §  235-i. Unreasonable tenant fees for reproductions of keys.  A land-
     4  lord shall not charge a tenant a fee for the reproduction of keys  to  a
     5  single  dwelling greater than one hundred ten percent of the actual cost
     6  of reproduction, provided such limitation shall not apply  if  a  tenant
     7  requires  the reproduction of keys for a single dwelling more than three
     8  times in a calendar year.
     9    § 2. This act shall take effect immediately.
